L. A. Duesterbeck & Associates, Inc. is a well recognized and respected provider of real estate appraisals. We, as a team, strive to maintain a high level of professionalism. Our staff is friendly, courteous and experienced. The following is the general process of a non-residential appraisal once the request for bid is completed.

  • An engagement letter is completed and signed by both the client and the principal of L. A. Duesterbeck & Associates, Inc.
  • A competent appraiser of L. A. Duesterbeck & Associates, Inc. and/or its principal will complete a physical viewing of the property, both interior and exterior when applicable.
  • The Appraiser will investigate both local, regional and neighborhood market conditions affecting the subject market.
  • The Appraiser will determine the highest and best use of the subject based upon such investigations.
  • The Appraiser will apply all applicable valuations to provide an opinion of market value for the subject property in its current condition and also the proposed condition when applicable. Market data included within each valuation approach will consider a wide search of comparable properties that compare favorably with the subject property in size, location, shape, age, date of sale and condition.
  • All comparable sales will be well researched and all applicable sales will be verified with a party of the sale.
  • After assembling and analyzing the data the Appraiser will then provide an opinion of Market Value as of the effective date of valuation, usually the day of physical viewing in a narrative report format.
